The Council of Mortgage Lenders advise recent figures show that property investment is experiencing a resurgence in popularity. The figures reveal that the number of buy to lets increased by 84,000 in 2011. Buy to let deals accounted for almost 13 per cent of all outstanding home loans taken out in the UK.

Low property prices are contributing to the buy to let trend and high rental yields are making it very attractive to those wanting to cash in.

According to the estate agent Countrywide, during 2011 well over a quarter of a million new tenants registered for rental accommodation. This was up 24 per cent on the number of new tenants who registered the previous year.

Prospects for landlords dropped after the credit crisis but higher rental returns are now offsetting worries over falling house prices. In fact rents in 2012 are 10 to 20 per cent higher than in 2006 and it is now cheaper to pay a mortgage than to rent.
