According to latest figures around 66% of buy to let purchases are now being funded through existing property remortgage.
As remortgage rates fall more would-be investors are dipping a toe in the rental market. In addition many existing landlords are remortgaging to expand their property portfolio.
At present record low mortgage rates are driving the buy to let sector forward. In particular many residential mortgage holders in London and the south east are remortgaging their homes to take advantage of falling rates.
Owners with a large amount of equity are at present able to extract capital to invest elsewhere, and that for the majority is in buy to let. Demand for rental property is high in many areas which is making owning a rental property an attractive proposition.
